FACILITIES CONDITION ASSESSMENTS:

Civil Engineering: Comprehensive site plan evaluation; utilities assessment; site selection; stormwater analyses; feasibility studies; pavement analyses.

Architecture: Physical deficiency analyses; Standard and Poor’s Physical Assessment Analyses; portfolio analyses, envelope infiltration assessment, ADA compliance, data accrual, space planning, comprehensive interior design, and user utilization assessment. Other services include weather resistance evaluation; roofing membrane and flashing evaluation; infiltration susceptibility; glazing and gasketing; caulking; storm drainage; water vapor migration; life cycle cost analyses; replacement reserve analyses.

Mechanical Engineering: Evaluation of energy consumption; energy management systems; life cycle costing; evaluation of piping systems; HVAC systems; air balancing and controls.

Electrical Engineering: Power systems; lighting, controls and communications; load study analyses, energy management systems.

PHASE I ENVIRONMENTAL SITE ASSESSMENTS:

Environmental Engineering: Assessment for the potential for contamination on a property. We evaluate natural land, agricultural property, residential or commercial property, and industrial property. This includes performing environmental site assessments, field sampling, laboratory analysis and remedial alternative selection, design and implementation.

STRUCTURAL EARTHQUAKE ASSESSMENTS, PROBABLE EARTHQUAKE ASSESSMENTS,
PROBABLE MAXIMUM LOSS PORTFOLIO RISK ANALYSES:

Structural Engineering: Assessment services include buildings and bridge abutments; earthquake, wind and gravity loads; general mitigation solutions for deficiencies; cost estimates; and probable maximum loss estimates for earthquake hazards.

1201 Western Avenue Building, Seattle, WA

Building Systems Review:

This building is a 7-story unreinforced masonry structure constructed in the 1890s. In 1985 the building was completely renovated and seismically upgraded. Our team performed a building systems review including architectural, structural, electrical, and mechanical engineering services. The purpose of this due-diligence study was to determine the condition of the building systems for the potential purchase of the property. A Phase I environmental assessment was also provided.

Building 100 McChord Air Force Base, WA

Facilities Study:

Building 100 is a major three story concrete and brick building originally built as a barracks prior to World War II. Over the years, the building’s occupancy has shifted to business functions. The goal of our report was to establish the direction and criteria necessary to rehabilitate and modernize Building 100 as a McChord AFB landmark, as well as a business facility.

Weyerhauser Technology Center, Federal Way, WA

Condition Assessment:

The WTC is a two story facility which includes laboratories, office space, and high bay industrial development space. The team provided preliminary and detailed architectural, structural and mechanical evaluations of the building. One part of the work focused on the stability of the 20 foot high glazing wall adjacent to office occupancies, and its performance in earthquake conditions. Construction and design costs for the project were $2 million.

Humanities Building, Olympic College, Bremerton, WA

Condition Assessment:

Olympic College commissioned a comprehensive assessment of the Humanities Building. This building was constructed in 1959 and has been modified three times. This building is a 21,255 Sq. Ft., Type V-N, Single Story building, largely housing classrooms. It survived the 1967, and 2001 earthquakes sustaining minor damage. Recommendations regarding this facility included correction of communications systems deficiencies, installation of a back-flow preventer, potable water main replacement, structural wall reinforcement, replacement of the courtyard, ADA compliance retrofit, and a retrofit of the HVAC system. The estimated cost of these recommendations was $1,179,660.00.
