Physical Plant Building Partial Demolition

Olympic College, Bremerton, Washington
The Olympic College Physical Plant Building consists of an 11,500 sf building located at the intersection of 16th Street and Chester Avenue, in the Olympic College campus, Bremerton, WA. This facility houses Physical Plant Administration Offices, Maintenance Shops and Offices, the Olympic College Newspaper, the Multi-Cultural Center, and Shipping/Receiving.
This building was determined to be a hazard due to non-reinforced masonry construction and was prone to catastrophic collapse during a sufficient earthquake event. This building also showed indications of foundation related movement. The portion of the building which posed the greatest risk to occupants and students was demolished, including a forty-foot tall abandoned chimney.
Washington Engineering provided Condition Assessment Services recommending demolition. We then provided complete bid documents for the demolition, remaining building repair, and landscape plan.
Major work items include:
- Roof repair
- Closure of the existing building to include new walls, and foundation at the mechanical room
- New fire alarm system installation re-using the existing relocated panel
- Capping the existing sanitary sewer
- Rerouting domestic potable water supply and providing a back-flow preventer.
- Construction of a new enclosed area for secure parking of electric powered maintenance carts
- New floor drain and clean out at the Mechanical Room.
- Two Roof-mounted heat pumps New floor drain and clean out at the Mechanical Room.
- New landscaping, trees, shrubs, ground cover, site lighting, and sprinkler system
- Installation of owner supplied items: Re-use existing sculpture, bicycle storage rack, and landscape features.
