The scope of this work was to provide an air conditioning system for the Irving Newhouse Building on the Capitol Campus in Olympia, WA.. The Newhouse Building is a 24,000 sf, two-story building with a full basement and was constructed in 1934 as a temporary building. The building is used as an office facility for State Senators and their staff. Recent changes to the Capitol Campus Master plan have resulted in the need to retain and upgrade the Building rather than replacing it as previously planned. This project was schedule sensitive to support operation during planned legislative sessions.
Major design work tasks include:
- Designed a 30-ton capacity rooftop mounted, direct expansion (DX) cooling unit to serve the building. This unit had steam pre-heating coils to temper outside air. Provided structural support and isolation to minimize noise transmission from the unit. Route vertical ducting runs in close proximity to existing elevator shaft.
- Evaluate extension of natural gas service to the Irving Newhouse Building.
- Provide design for installation of 28 VAV boxes and associated ducting, electrical service, and controls to provide service to the basement, first floor and second floor of the building. VAV boxes are located in corridors and new reflected ceilings were provided to conceal the units; lighting fixtures in the corridors were replaced with 2x4 layin units as required. The VAV boxes were surplus Envirotec units that were furnished by the State to the Contractor. The design included installation of a 277-volt transformer, conduits and wiring to provide power to the VAV boxes.
- Remove the existing HVAC unit serving portions of the basement floor.
- Conduct an electrical load study for the entire building and designed improved grounding systems to comply with current building code requirements.
- The manual control valves on the steam radiators were removed and replaced with Metasys compatible steam radiator control valves.
- All controls were Metasys compatible for interfacing to the existing Capitol Campus systems. Design included installation of N2 bus wiring to the NCM in the Cherburg Building.
